OFFICE IN THE HEART OF THE CITY

This modern 8 floor high office building corresponds to the needs of urban individuals and was designed by architect Raivo Kotov from architectural office KOKO.

The building is located on the main artery of the city at Tartu Road 83. Wide display windows of ground floor commercial spaces face towards Tartu maantee and Lubja street. In addition, the first floor is complemented by a spacious and comfortable daily restaurant.

Bureao windows offer majestic views towards Kadriorg, the Old Town and Tallinn Bay, as well as Sikupilli and Sossi business district. Travelling here is easy: various tram lines stop in front of the building, and there is a multi-level parking under the building where office owners can buy a parking place. Visitors of Büroo 83 can choose between the Sikupilli Centre, Bus Station, or one of the many other public parking lots located around the office building.

Style

The meticulously planned working environment of Büroo 83 includes thoroughly devised architectural solutions, interior designs, and carefully chosen finishing materials of a high quality.

The architects of KOKO are responsible for the decorous style, as well as the internal look of the building. This architecture bureau, founded in 2000, is mainly famous for reconstructing difficult buildings (Fahle House, Rotermann Carpenter’s Workshop) and for the construction of special museums (Seaplane Harbour, Museum for Puppet Arts, Great Guild Hall).

In 2014, the architects of KOKO received the highest award from the EU Cultural Heritage / Nostra Award for reconstructing the hangars of Seaplane Harbour. Other notable buildings in their portfolio include: Metro Plaza, Tallinn TV Tower, Tallinn Synagogue, Georg Ots Spa Hotel, etc.

Entrance area: Aluminium-framed black Gapa Topwell doormat.

Toilet room: Clinker tiles Fondovalle RUG 40×80, tone Inox + joints Mira 120, ceramic tile boards 50 mm high.

Commercial Space 2

Floor: Vinyl tiles Forbo Allura Wood W60187 natural weathered oak. Baseboards mdf, 50 mm high, simple profile, painted to match the tone of the walls.

Toilet room: Clinker tiles Fondovalle RUG 40×80, tone Inox + joints Mira 120, ceramic tile boards 50 mm high.

Kitchen, changing room, storage room: Grey 600×600 clinker tiles, roughness class R11. In the ventilation chamber: PVC-covering, 2-3 mm, R11, 100 mm

BÜROO BRONEERIMINE:

Kliendiga sõlmitakse broneerimiskokkulepe, mis kehtib võlaõigusliku lepingu sõlmimiseni (kuni 4 nädalat). Ostusoovi kinnitamiseks tasub ostja broneerimislepingu sõlmimisel 5.000 EUR’i suuruse ettemakse.

VÕLAÕIGUSLIK LEPING:

Kliendiga sõlmitakse notariaalne võlaõiguslik müügileping, milles lepitakse kokku kõik tehingu detailid. Võlaõigusliku lepingu eelduseks on ostja poolt tasutud 20% ostu-müügi väärtusest.

ASJAÕIGUSLIK LEPING:

Kui hoone on valmis, sõlmitakse notariaalne asjaõiguslik leping, ostja tasub ülejäänud osa ostu-müügihinnast ning toimub büroo omandiõiguse üleminek.

LEPINGU HINNAS SISALDUB:

  • büroo lõplik valmidus vastavalt projektdokumentatsioonile;
  • tasu tehnovõrkude rajamise ja liitumise eest (vesi, elekter, kanalisatsioon, küte, ventilatsioon, jahutus);
  • valvesüsteemi valmidus;
  • andmeside, kaabeltelevisiooni, telefoniside ja valveside valmidus.

LEPINGU HINNAS EI SISALDU:

  • parkimiskoht;
  • müügilepingu sõlmimisega seotud notaritasud ja riigilõiv (tasub ostja);
  • liitumistasud andmeside, kaabeltelevisiooni, telefoniside ja valvesidega liitumiseks.
